Builder-grade finishes are reaching their limit. Neighborhoods like Windermere date to the 1980s. Blackhawk, the city's first master-planned community, began building in 1997, followed by Avalon, Highland Park, Falcon Pointe and many others. Many of those homes still have their original cabinets, laminate or early granite counters, garden tubs and builder-grade fixtures. They work, but they're tired, and they show their age when it's time to sell.
The ground moves. Much of Pflugerville, especially the east side, sits on expansive clay that swells when it's wet and shrinks when it's dry. Over the years that seasonal movement can show up as cracked tile or doors that stick. A good remodel plan accounts for it, starting with the right prep under new tile and flooring.
Permits depend on where you live. Homes inside city limits are permitted through the City of Pflugerville's Building Inspections and Permits department.
